RRentin Terms of Use
Below, we have provided several key terms and policies that form part of this binding legal Agreement between you and RRentin. Your use of the RRentin Platform is also subject to our Privacy Policy.
These Terms of Use ("Terms") establish the legal framework for your right to use the websites, applications, and other offerings (collectively, the "RRentin Platform"). Throughout these Terms, "RRentin," "we," "us," or "our" refers to the RRentin entity with which you are contracting.
The RRentin Platform enables users ("Members") to publish, offer, search for, and book various services. Members providing services are "Owners," while Members seeking or booking services are "Tenants." Owners may list accommodations (Property) ("Listings" or "Owner Services"), while Tenants use the Platform to search, book, and utilize these offerings. Additionally, Members offering property showing services are designated as "Showing Agents," and those providing property inspection services are designated as "Inspectors." RRentin functions solely as the provider of the Platform and is not a party to any agreements directly formed between Owners, Tenants, Showing Agents, or Inspectors, nor does it act as an agent for any Member except as expressly provided under the Payment Terms.
Definitions
"RRentin" refers to an online rental marketplace facilitating direct rental transactions between property owners and tenants, and other services between the owner and the showing agent, the owner and the property inspection service provider.
"Owner" refers to an individual or entity listing a property for rent on RRentin.
"Tenant" refers to an individual or entity renting a property through RRentin.
"Showing Agent" refers to individuals authorized to facilitate property viewings on behalf of the Owner.
"Property Inspection" refers to individuals or entities responsible for verifying the condition of a listed property before or after a rental agreement.
"Platform Services" refers to all features, tools, and functionalities provided by RRentin for listing, renting, and managing rental properties.
General Rules
All Members of the RRentin Platform, including Owners, Tenants, Showing Agents, and Inspectors, agree to conduct all business exclusively through the RRentin Platform.
Members are strictly prohibited from entering into direct contracts, transactions, or agreements with one another outside of the Platform.
Any attempt to bypass the RRentin Platform by contacting another Member directly for business purposes constitutes a material breach of these Terms.
In the event of such breach, RRentin reserves the right to suspend, restrict, or permanently block the offending Member's account from conducting any further activity on the Platform.
Owner Terms
Listing on RRentin
Owners wishing to list their properties or services must provide accurate, complete, and up-to-date information regarding their Listings. By listing on RRentin, Owners agree to abide by all applicable laws and to provide a true representation of the Listing. Furthermore, Owners understand that the contractual relationship with Tenants is governed by the terms set forth herein, and any disputes must be resolved according to these guidelines.
Owners must ensure that all property listings include accurate descriptions, availability dates, rental terms, and lawful pricing.
Owners must not list properties not legally authorized for rental purposes or engage in misleading advertising.
Owners must ensure that properties comply with safety regulations and local rental laws.
Owners agree to the applicable fees and payment obligations to RRentin for listing and renting properties.
Owners acknowledge that they are entirely liable for paying all applicable fees associated with their listings and transactions on RRentin.
Owners must respond to rental inquiries on time and honor confirmed bookings.
Managing Listing
Owners are required to stay informed about their legal obligations and ensure that the information displayed is current and accurate. RRentin may adjust search results based on various parameters, and Owners are responsible for maintaining a high standard of presentation and integrity for their Listings. In addition, Owners acknowledge their responsibilities regarding the care, safety, and management of their offered services and assume all associated risks.
Taxes
Owners are responsible for any tax obligations associated with the income generated from their Listings. This section clarifies how taxes should be handled, including scenarios where RRentin may facilitate the collection and remittance of taxes on your behalf. Detailed tax information, including record-keeping and reporting requirements, is provided to ensure compliance with applicable laws.
Content
All content provided on or through the RRentin Platform, including images, descriptions, and communications, is governed by intellectual property rights and other legal protections. Members are responsible for ensuring that any content they upload does not infringe on the rights of third parties.
Reviews
Both Owners and Tenants may provide reviews of their experiences. These reviews are intended to offer constructive feedback and help maintain the integrity of the Platform. All reviews should be honest and respectful; any attempt to manipulate or unduly influence the review system is prohibited.
Fees
The use of the RRentin Platform may be subject to various fees. These fees may include service fees, processing fees, and any other charges applicable to using the Platform. All fee structures are designed to be transparent and fair to Owners and Tenants.
All payments must be processed through Omise.
RRentin does not handle payments directly but acts as a mediator.
Refunds and disputes will be handled in accordance with RRentin policies. However, RRentin reserves the right to request proof and supporting documentation before any action is taken.
Owners and Tenants are responsible for applicable taxes, including VAT and other regulatory fees.
Payment disputes and chargebacks will be investigated, and RRentin reserves the right to suspend or terminate accounts involved in chargebacks deemed fraudulent or unjustified.
RRentin does not store credit card details, as all payments are securely handled through Omise's encryption and security protocols.
A total transaction fee of 16% applies to all platform activities. This fee is inclusive of service fees, processing costs, and any additional charges associated with the use of the Platform.
Cancellations, Contracting Issues, and Booking Modifications
Owners are encouraged to promptly communicate with Tenants should any issues arise and to follow the guidelines for modifying contractual terms. These terms are governed by RRentin's Cancellation policy, which considers case-by-case circumstances.
Tenant Terms
Searching and Renting on RRentin
Tenants may browse, search for, and book Listings available on the Platform. The searching functionality is designed to help you filter Listings based on location, price, and specific features. Once you have identified a suitable Listing, the booking process will guide you through the necessary steps, including confirming availability and agreeing to the terms set by the Owner. In cases where you have additional requirements or need to clarify details before booking, you may submit a request through the "Visit Request" feature, which facilitates a visit to view the property.
Your Responsibilities and Assumption of Risk
As a Tenant, you are expected to adhere to all relevant policies and ensure that any information you provide is accurate and complete. This section explains your responsibilities while using the Platform, including timely communication and proper conduct during interactions with Owners. Additionally, by using the Platform, you acknowledge and assume any inherent risks associated with the use of the Listings and services offered by Owners.
Tenants must engage with Owners only through RRentin and must not attempt to complete transactions outside the Platform.
Tenants must comply with all rental agreements and Platform policies, including payment obligations and property usage restrictions.
Tenants must respect the properties they rent, adhere to lease agreements, and return properties in the agreed-upon condition.
Tenants must report any property damage or issues immediately to the Owner and RRentin.
Prohibited Activities
Subleasing a rental property without the express written consent of the Owner.
Fraudulent activities, including but not limited to creating fake listings, using false identities, or misrepresenting property details.
Circumventing RRentin's transaction process by completing agreements or payments outside the Platform.
Spamming, abusive behavior, harassment, or any actions that disrupt the operation of the Platform.
Illegal or unethical use of the Platform, including money laundering or unauthorized financial transactions.
Payment Failure and Rent Collection Policy
RRentin provides a digital platform to facilitate rental payments. RRentin acts solely as a service provider offering payment processing tools and dispute mediation assistance where necessary. RRentin is not a party to any lease or rental agreement entered into between an Owner and a Tenant and does not assume liability for obligations arising under such agreements.
Payments made through the RRentin platform may be processed through authorized third-party payment processors, including Omise, which provides secure payment processing and automated billing infrastructure.
Payment Failure
If a scheduled rental payment cannot be successfully processed due to circumstances such as an expired payment card, insufficient funds, blocked transactions, bank restrictions, or any other payment authorization failure, the platform will initiate an automated payment recovery process. The system may automatically attempt to charge the registered payment method again after predetermined intervals, such as twenty-four (24) hours or forty-eight (48) hours following the initial failed transaction. Payment processors may also utilize automated retry mechanisms designed to attempt the transaction at times when it is statistically more likely to succeed.
Tenant Notification
If a payment attempt fails, the Tenant will be notified promptly through the communication channels available within the platform. Notifications may include email alerts, in-application notifications, and, where enabled, SMS reminders. These notifications will inform the Tenant that the payment attempt was unsuccessful and will request that the Tenant update or verify their payment method in order to prevent penalties or disruption to the rental arrangement.
Updating Payment Methods
Tenants are responsible for ensuring that their payment information remains valid and up to date at all times. In situations where a payment card has expired, been blocked, cancelled by the issuing bank, or is otherwise unavailable for use, the Tenant must update the payment method through the secure payment portal provided on the platform.
The platform may allow Tenants to register multiple payment methods, including a primary and backup payment method. Where multiple payment methods are registered, the payment processor may attempt to process the transaction using the alternative payment method if the primary payment method fails.
Grace Period for Rent Payments
RRentin may provide a limited grace period following the scheduled rent due date before penalties are applied. For example, if rent is due on the first (1st) day of the month, a grace period of forty-eight (48) hours may be permitted, during which time the platform may continue retrying the payment transaction and notifying the Tenant to update their payment method.
During the grace period, the Tenant remains responsible for resolving the payment issue and ensuring that the outstanding amount is successfully processed.
Late Fees
If payment is not successfully processed by the end of the applicable grace period, late fees may be applied to the outstanding balance. The applicable late fee may include the unpaid rent amount together with an additional penalty of up to fifteen percent (15%) of the overdue amount or any other fee structure specified in the rental agreement between the Owner and the Tenant.
Late fee enforcement and additional penalties remain subject to applicable laws of the Kingdom of Thailand and the contractual terms agreed between the Owner and the Tenant.
Alternative Payment Methods
In addition to card-based payments, the platform may support alternative payment methods where available. These may include bank transfer options such as QR code payments through PromptPay, which enables Tenants to transfer funds directly from a bank account to settle outstanding balances.
Where such payment options are provided, Tenants may use these methods to complete outstanding payments without requiring direct intervention from RRentin support.
Account Restrictions
If payment remains outstanding after the grace period and retry attempts have failed, RRentin may impose temporary restrictions on the Tenant's account. These restrictions may include the inability to create new bookings, temporary account limitations, or a payment overdue status being applied to the Tenant profile. The Owner may also be notified that the scheduled payment has not been completed.
Escalation and Owner Remedies
If payment continues to remain unpaid after notifications, retries, and grace periods, the matter may be escalated between the Owner and the Tenant. The Owner may exercise rights available under the rental agreement and applicable Thai law, which may include termination of the rental agreement, cancellation of the booking, or initiation of eviction procedures where legally permitted.
RRentin does not enforce rental agreements, does not participate in eviction actions, and does not assume liability for contractual disputes between Owners and Tenants. The platform may, however, provide communication tools and records of transactions that may assist the parties in resolving disputes.
Property Inspection Terms
Definitions and Scope
Property Inspection: For these Terms, "Property Inspection" refers to the process conducted by individuals or entities authorized by the Owner to verify the condition, safety, and compliance of a listed property prior to or following a rental agreement.
Inspector: An "Inspector" is any individual or entity that performs the Property Inspection as described herein.
Responsibilities of the Inspector
The Inspector shall conduct thorough and impartial inspections of the property, ensuring that all findings are documented accurately.
The Inspector is responsible for reporting any discrepancies, damages, or deviations from agreed-upon property standards.
The Inspector must adhere to all relevant safety protocols, industry standards, and applicable laws during the inspection process.
The Inspector agrees to act responsibly and in full compliance with all applicable laws, and further agrees not to contact the Owner or Tenant directly to negotiate or arrange matters outside of the RRentin Platform.
Owner and Tenant Obligations
Owners are required to provide clear access to the property at scheduled times and ensure that the property is in a condition suitable for inspection.
Tenants, if applicable, shall facilitate reasonable access to the property for the purposes of inspection.
Any disputes arising from the inspection report should be communicated in writing within the timeframe specified by the Owner or platform policy.
Liability and Disclaimers
The Property Inspection service is provided "as is," and the Inspector does not guarantee the discovery of every potential issue.
Neither the Owner, Tenant, nor the platform shall be held liable for incidental or consequential damages arising from an inspection or its findings, except in cases of gross negligence.
Confidentiality and Data Protection
All inspection reports and related data shall be maintained in confidence and shared only with authorized parties, unless otherwise required by law.
The Inspector agrees to comply with applicable data protection laws in the handling and storage of any personal or sensitive information obtained during the inspection.
Fees and Compensation
The fees for Property Inspection services shall be determined in accordance with the agreements made between the Inspector and the Owner or as outlined in the platform's fee schedule.
Any fees collected by the Inspector or through the RRentin Platform will be subject to applicable taxes and deductions as required by law.
Detailed billing information and payment terms will be provided to all parties before the commencement of the inspection service.
Dispute Resolution
Any disputes related to the inspection service shall be resolved through binding arbitration in accordance with the dispute resolution procedures outlined in the platform's general terms.
The governing law for these Terms shall be that of Thailand.
Showing Agent Terms
Definitions and Scope
Showing Agent: "Showing Agent" refers to individuals who are duly authorized by the Owner to facilitate property viewings on the Owner's behalf.
Property Viewing: A "Property Viewing" is any scheduled or impromptu visit to a property arranged to allow potential Tenants or buyers to inspect the premises.
Responsibilities of the Showing Agent
The Showing Agent is responsible for accurately representing the property and providing clear and truthful information to prospective clients.
The Showing Agent must conduct property viewings in a professional manner, ensuring that the property is presented in its best possible condition.
The Showing Agent shall abide by all relevant legal, ethical, and platform-specific guidelines while performing their duties.
The Showing Agent agrees to act responsibly and lawfully at all times, and further agrees not to contact either the Tenant or the Owner directly for transactions or negotiations outside of the RRentin Platform.
Owner Obligations
Owners shall designate authorized Showing Agents and ensure they are provided with all necessary property details and access information.
Owners remain responsible for the overall accuracy of the property listing and any representations made during the property viewing.
Client Engagement and Conduct
Prospective Tenants must conduct themselves respectfully during property viewings and follow any instructions provided by the Showing Agent.
Any misrepresentation or fraudulent behavior observed during property viewings should be reported immediately to the platform.
Fees and Compensation
Compensation for the Showing Agent's services shall be determined in accordance with agreements made between the Owner and the Agent or as outlined in the platform's fee schedule.
Any fees collected by the platform or the Agent will be subject to applicable taxes and deductions as required by law.
Liability and Disclaimers
The Showing Agent's services are provided "as is" without any express or implied warranties regarding the suitability or condition of the property for a particular purpose.
Liability for any damages or losses incurred as a result of the property viewing shall be limited to instances of proven negligence or willful misconduct on the part of the Showing Agent.
Dispute Resolution
Any disputes arising from the Showing Agent's conduct or the property viewing process shall be resolved in accordance with the dispute resolution provisions in the platform's general terms.
These Terms shall be governed by and construed in accordance with the laws of Thailand.
RRentin Platform Rules
Members must adhere to the following rules when using the Platform. These rules are designed to ensure a safe, fair, and respectful environment for all participants.
Act with integrity and treat others with respect. Misrepresentation, impersonation, or any form of deceit is strictly prohibited.
Do not compromise the security or functionality of the Platform. Members must refrain from using automated tools, engaging in hacking activities, or attempting to bypass the security measures in place. Any attempt to compromise the system will result in immediate action.
Only use the Platform as authorized. Personal information should only be used to facilitate transactions in accordance with these Terms. Unauthorized commercial use or misuse of personal data is not permitted.
Honor your legal obligations. Members must comply with all applicable laws, including those related to privacy and data protection. Use of RRentin's branding, trademarks, or proprietary content without permission is forbidden.
Reporting Violations
If you become aware of any violations of these Terms, please report them through the appropriate channels provided on the Platform. All reports will be reviewed and may result in the suspension or termination of the offending account.
Copyright Notifications
RRentin respects intellectual property rights. Should you believe that any content on the Platform infringes upon your copyrights, please follow our established procedure to submit a copyright notice.
Termination, Suspension, and Other Measures
This section details the circumstances under which your access to the Platform may be terminated or suspended. Termination may occur due to breaches of these Terms or as a result of legal mandates. Even after termination, certain provisions of these Terms will continue to apply.

Modification
RRentin reserves the right to modify these Terms at any time. Any changes will be communicated through the Platform, and continued use of the Platform constitutes acceptance of the revised Terms.
Resolving Complaints and Damage Reports
In the event of disputes or complaints, RRentin provides a process for submitting and resolving such issues. All parties are expected to cooperate in a fair and timely manner to resolve any conflicts that may arise.
RRentin's Role
As the provider of the Platform, RRentin acts solely as an intermediary between Owners, Tenants, the Showing Agent, and the Inspector. We do not take part in the actual contractual relationships, except as required under our Payment Terms.
Member Accounts
Each Member must create and maintain an account to use the Platform. You are responsible for maintaining the confidentiality of your account information and for all activities that occur under your account.
Member must be at least 18 years old and provide valid identification for account registration.
Identity verification, including government-issued identification and proof of property ownership (for Owners), is mandatory before listing or renting properties.
All members must provide accurate, current, and complete information during the registration process and keep their account details up to date.
Members are responsible for maintaining the confidentiality of their account credentials. RRentin will not be liable for any unauthorized access or activities on an account due to weak or compromised credentials.
RRentin reserves the right to request additional verification documentation at any time, suspend accounts for fraudulent activity, and deny access to any user who fails verification requirements.
Members agree not to share their account details with third parties or allow unauthorized use of their accounts.
Disclaimer of Warranties
The RRentin Platform is provided "as is" without any express or implied warranties. RRentin does not guarantee that the Platform will be error-free, secure, or continuously available.
Limitations on Liability
Under no circumstances shall RRentin be liable for any indirect, incidental, or consequential damages resulting from your use of the Platform. This includes any loss of data, revenue, or profit.
Indemnification
The Owner, Tenant, Showing Agents, and Property Inspector acknowledge that RRentin is solely a platform providing tools and services to facilitate rentals and is not a party to this Agreement. Therefore, RRentin shall not be held liable for any disputes, claims, or obligations arising between members. All parties agree to indemnify and hold RRentin, its affiliates, and personnel harmless from any liability, costs (including full legal fees), losses, or damages incurred in connection with the rental.
Contracting Entities
These Terms govern the contractual relationship between you and RRentin. By using the Platform, you acknowledge and agree to this binding relationship.
Governing Law
These Terms shall be governed by and construed in accordance with the laws of Thailand. Any disputes arising out of or in connection with these Terms shall be resolved in the competent courts of Thailand.
Miscellaneous
Interpreting these Terms: These Terms shall be interpreted in accordance with the plain meaning of their language and in a manner that facilitates fairness and consistency.
No Waiver: Failure by RRentin to enforce any provision of these Terms shall not be construed as a waiver of that provision.
Assignment: RRentin reserves the right to assign or transfer these Terms or any rights or obligations hereunder without notice.
Notice: All notices related to these Terms shall be sent in writing and delivered in accordance with the methods outlined on the Platform.
Third-Party Services: The Platform may contain links to third-party services; use of these services is subject to the terms provided by the respective third parties.
Google Terms and Apple Terms: Accessing the Platform through devices or services provided by Google or Apple may require compliance with their respective terms of use.
Platform Content: All content available on the Platform is the property of RRentin or its licensors and is protected by applicable copyright laws.
Force Majeure: RRentin shall not be liable for any failure to perform due to causes beyond our reasonable control, including natural disasters, strikes, or other unforeseeable events.
Emails and SMS: Consent to receive communications from RRentin via email or SMS is a condition of your account usage.

Cancellation Policy
General Cancellation Rules
All cancellations, whether by the Tenant, Owner, Showing Agent, or Inspector, must be made through the RRentin Platform.
RRentin is not responsible for any losses or penalties arising from cancellations, as all agreements are directly between the parties involved.
Tenant-Initiated Cancellations
If a Tenant cancels a booking before confirmation, no penalty applies.
If a Tenant cancels a booking after confirmation but before check-in or service commencement, the Tenant may forfeit part or all of the booking fees, as determined by the Owner's stated cancellation policy.
If a Tenant cancels a booking after the check-in date or commencement of services, no refund will be provided, unless otherwise required by law or the Owner's stated terms.
Repeated cancellations by a Tenant may result in account suspension or restrictions imposed by RRentin.
Owner-Initiated Cancellations
Owners who cancel confirmed bookings must provide a valid reason through the Platform.
Frequent cancellations may result in penalties, reduced visibility of Listings, or suspension from RRentin.
Tenants affected by Owner cancellations may be eligible for a refund in accordance with the Owner's stated policy.
Showing Agent and Inspector Cancellations
If a Showing Agent or Inspector cancels a scheduled service, they must notify the Tenant or Owner promptly.
Rescheduling is subject to mutual agreement between the parties involved.
Repeated cancellations may result in penalties, including potential removal from the Platform.
Force Majeure Cancellations
In cases of unavoidable events (e.g., natural disasters, government restrictions, emergencies), parties may cancel without penalty, provided valid proof is submitted. Refunds in such cases will be subject to the terms set by the Owner.
Contracting Issues
Independent Agreements
All rental agreements, showing services, and inspection services are independently arranged between Members.
RRentin is not a party to these agreements and bears no responsibility for disputes, non-compliance, or breaches.
Dispute Resolution Between Members
Any contracting issues, including failure to uphold booking terms, must be resolved directly between the affected Members.
RRentin may, at its discretion, provide communication records as supporting documentation, but will not intervene in legal disputes.
Misrepresentation & Non-Compliance
If an Owner, Tenant, Showing Agent, or Inspector provides false information or fails to comply with agreed-upon terms, the affected party may take appropriate legal action.
Any fraudulent activity may result in permanent removal from the RRentin Platform.
Booking Modifications
Modification Requests
All booking modification requests must be initiated and agreed upon by both parties via the RRentin Platform before taking effect.
RRentin will not be liable for any losses due to modifications or disputes over changes.
Owner-Initiated Modifications
Owners can propose changes to the booking details (e.g., dates, pricing, property terms) but must obtain Tenant consent.
Unauthorized modifications by the Owner may lead to penalties or removal from the Platform.
Tenant-Initiated Modifications
Tenants requesting modifications (e.g., date changes, extensions) must receive Owner approval before changes take effect.
Any additional charges due to modifications will be processed according to the Owner's policies.
Showing Agent and Inspector Modifications
Showing Agents and Inspectors must notify Owners or Tenants in advance of any scheduling changes.
Last-minute modifications may result in penalties if they cause inconvenience or financial loss to the other party.
Legal Disclaimer
In the event of cancellations or changes to your Reservation, our system provides clear guidelines to help you understand your rights and obligations. The Cancellation and Refund policies outline the circumstances under which you may be eligible for a refund, as well as the process for addressing any reservation issues, considering case-by-case circumstances.
RRentin serves solely as a mediator in rental disputes and does not assume liability for lease agreements.
All payment-related disputes, including chargebacks and refund requests, must meet the following requirements for a charge to be refundable:
It must not be disputed
It must not have been fully refunded
It must not exceed the refund limit (15 refunds/charge)
It must be captured
It must have been captured for no longer than 365 days
Note: JCB/AMEX/Diners can be refunded within 160 days.
Users must submit evidence supporting their claims for disputes related to payments, property conditions, or contract breaches.
In the event of disputes, the fund may be withheld until a resolution is reached.
If mediation fails, legal arbitration may be required based on the jurisdiction governing the rental Agreement.
RRentin functions solely as a platform provider and is not responsible for enforcing, modifying, or overseeing agreements between Members.
Members agree to resolve disputes independently and acknowledge that RRentin has no liability for cancellations, contract breaches, or booking modifications.
These terms shall be governed by the laws of Thailand.
By signing, I confirm that I have read, understood, and agree to abide by the RRentin Terms of Use, and I acknowledge that violations may result in penalties as detailed in the table above.
